From our consideration:
In compliance with the provisions of Article 18 of Law 20,712 on the Administration of
third-party funds and individual portfolios, and articles 9 and 10 of Law 18,045 on
Securities market, hereby Administradora General de Fondos Security S.A.,
duly empowered to do so, informs as an essential fact of the Investment Fund
Security Private Real Estate Debt and Preferred Capital, hereinafter the “Fund”,
next:
A. – Capital Decrease
1. In accordance with the provisions of Title X. number TWO. numeral 2.1 of the
Internal Regulations of the Fund, dated January 27, 2023, a
capital decrease in a single part for a total amount of $ 4,834,546,911,
through the decrease in the value of each of the Fund quotas.
2. The value to be paid for each of the Fund’s quotas shall be as follows:

B. Dividend Payment
1. Also, on the same date, a provisional dividend shall be distributed in the amount of
$ 200,000,000.-, charged to the Net Profit Received in the Fiscal Year 2022, the
Payment of this provisional dividend shall be made as follows:

The payment of the provisional dividend will be made to those Contributors who are
registered in the Contributors’ Register at midnight on the fifth business day prior to the
Date on which payment is due, in proportion to the number of instalments
holders as of that date.
Finally, payment will be made in cash, voucher or bank transfer,
in accordance with the instructions given by the Contributors.
